Residence permit in Georgia through property purchase
Which purchase amount qualifies for a residence permit, for how long, which documents are needed and what the permit gives the owner.

Owning property in Georgia is a ground for a temporary residence permit. The thresholds and terms below follow the Law on the Legal Status of Aliens as of publication; the rules changed in 2019 and may change again — verify before applying.
Threshold
- From $100,000 market value of property (an accredited appraiser's valuation, not the contract price) — a short-term residence permit for 1 year, renewable while you own the property. Several properties can be combined.
- From $300,000 of investment, including in property — an investment residence permit for 5 years, then permanent residence.
Important: what counts is the value of registered ownership. A contract for an apartment under construction is not a ground — you apply after completion and title registration.
Who else
The property-based permit extends to the owner's spouse and minor children.
What is needed
A Public Registry extract, the valuation report, a passport with a valid entry, photos, the fee receipt and translations where required. Applications are filed at the Public Service Hall or online through the Public Service Development Agency; processing takes 10–30 days depending on the chosen tariff.
What it gives
The right to stay in the country without time limits, to open accounts and use services as a resident, and to register a business without extra conditions. It does not grant citizenship; that path runs through permanent residence and actual residence.
Is buying "for the permit" worth it
The $100,000 threshold falls within one- and two-bedroom apartments in Batumi and studios to one-bedrooms in Tbilisi. See the project catalogue — but remember that the permit looks at the appraised value of the finished property, not the off-plan starting price.
