Tbilisi districts: choosing an apartment for everyday life
Compare Tbilisi districts with sufficient catalogue coverage: completion, dated starting rates, everyday routes and practical viewing criteria.

Start with the destinations you will use regularly. Then compare actual buildings by journey, apartment condition and complete budget. A district’s reputation or a development’s marketing location cannot replace those checks.
Catalogue district and actual address
Our district groups use reviewed database fields. A marketing location can differ from the district shown in a project record. For example, the earlier geographic audit retained the administrative Vake district for Kavtaradze and Politkovskaya streets rather than automatically assigning Saburtalo. Use the particular building’s address and location explanation.
The comparison below covers current indexable district pages with at least three public developments. Each entry leads to the complete project list; it does not create a duplicate district catalogue. A missing location indicates the limits of our sample.
Test everyday use
Choose your main journey and test it at the time you expect to travel. Inspect the route to a stop or station, crossings, slopes, lighting and access with a pushchair or luggage. A nearby map symbol does not establish a convenient entrance or interchange.
Compare several buildings within the same district: street noise, window orientation, ventilation, heating, parking and visitor access. If you need a school or clinic, verify actual availability; a nearby institution does not prove that a place or suitable service is available.
Completed buildings versus construction
For a move, work back from the date when the apartment needs to serve your purpose. Building completion, fit-out, furniture, utilities and resolved defects are different stages. Request documents and inspection for each.
For construction, identify the exact building and schedule. Multiple years in a district summary concern different unfinished buildings, not a guaranteed completion date for the whole area. Compare payment timing and a temporary-accommodation reserve if the move is delayed.
Use the statistics as a shortlist tool
Check project counts and price coverage before the minimum and median starting rates. Price figures are hidden below three observations. Different building, completion and finish mixes can explain differences between districts; the figures do not value a particular apartment.
Open districts with suitable options, then request like-for-like quotes for selected units. Check the total price including preparation and running costs. Rental purchases also need actual receipts and expenses, which a sale-offer catalogue does not supply.
Frequently asked questions
Which Tbilisi district is most convenient?
That depends on your route and building. Test the daily journey, access and apartment condition before using district figures to compare available options.
Can I compare Vake and Saburtalo by median price?
You can compare our sample’s starting rates while considering observation counts and dates. The median is not the price of an identical apartment in both districts.
Why is every project not labelled “near the metro”?
The journey from the entrance needs its own check. Approximate coordinates or a district name cannot establish walking time to a station.

How to read the data
Source: public records in our CMS, counting each development once. Only groups with at least three developments appear. Minimum, median and range describe dated starting rates in USD/m², with equal weight per development. Prices are hidden when fewer than three rates are available. Dates span price-source dates, or verification dates where source dates are absent. These are catalogue offers, not completed transactions, a whole-market average or a valuation of a particular apartment. Completion means all known buildings are completed, not that the apartment is ready to occupy.
