Mortgages in Georgia for non-resident buyers

Check foreign-buyer eligibility, prepare an income file and compare the full borrowing cost before committing to an apartment purchase.

Check financing before making a non-refundable payment to the seller. You need an answer for the specific borrower, income currency, property and purchase schedule. A bank’s product page does not replace its lending decision.

Are there products for foreign citizens?

Terabank’s mortgage page for people receiving income abroad explicitly includes citizens of other countries and people with dual citizenship. This establishes that a programme exists; it does not establish approval for every applicant. Source: Terabank: Mortgage Loans for Immigrants, checked 30 October 2026.

Do not assume that an “emigrant” product covers every non-resident. In your first enquiry, state citizenship, residence, tax status, income currency and employment arrangement. Ask the bank to confirm the suitable programme and document list for your category in writing.

Prepare a useful enquiry

For an initial discussion, gather identification, an employment summary, income evidence, existing liabilities, the source of your own funds and the proposed property. This is a buyer’s preparation checklist, not a universal mandatory bank list. Check translation format and statement periods before paying for documents.

Ask the bank to distinguish borrower pre-assessment, collateral valuation, final approval conditions and offer expiry. Discuss rejection or delayed transfer with the seller before accepting a binding payment schedule. Future rent should not replace funds that you need at completion.

Compare the full offer

NBG describes the effective interest rate as including necessary financial costs and the timing of those payments. Compare it alongside the repayment schedule, rather than using only the headline nominal rate. Source: NBG: effective interest rate and financial expense, checked 30 October 2026.

Obtain offers for the same amount and term, then compare:

  • Loan and repayment currencies, conversion terms, interest-rate type and review mechanism.
  • Required own funds, the bank’s accepted valuation and any additional collateral.
  • Fees, compulsory insurance, valuation, security registration and account costs.
  • The complete payment schedule, remaining principal and early-repayment terms.

NBG distinguishes fixed, variable and indexed interest rates. For an indexed offer, request the reference index, margin and reset frequency. Test your budget against changes in both the index and exchange rate. Source: NBG: types of interest rates, checked 30 October 2026.

Compare borrowing with developer instalments

Compare the total amount and payment dates for the same apartment. Check the final large instalment and the bank’s disbursement conditions. A plan to use a mortgage later should survive a scenario in which the bank does not release money on time. Use the actual developer offer instead of assuming a standard down payment.

Frequently asked questions

Is there one mortgage rate for all non-residents?

No published product establishes an individual decision. Request a current offer specifying currency, security, full cost and expiry. An example programme is published by Terabank, checked 30 October 2026.

What if the valuation is below the purchase price?

Ask for the revised loan and own-funds calculation before committing to the seller’s schedule. Assess the actual cash gap rather than a headline down-payment percentage.

Does a bank calculator mean approval?

Treat it as a scenario. The purchase needs the bank’s response on you and the property, including outstanding conditions. Prepare the bank account and transfer route separately.
