It is developed by Pontus Development together with international operator Rotana Hotel Management Corporation — the first Rotana-branded hotel in Georgia. Construction is carried out by contractor Geverse Construction on a monolithic frame.
Rooms range from studios of 29.4 sqm to one- and two-bedroom apartments up to 101 sqm, with 3-metre ceilings and a turnkey finish. The developer positions it as the largest hotel on Georgia's Black Sea coast.
Completion is planned for 2027. The project underwent an independent feasibility review by Cushman & Wakefield.
The developer plans indoor and outdoor pools, a spa, conference hall, children's area and private beach, with delivery scheduled for 2027.
